Pacific Group Resorts, Inc. (PGRI), an international resort operating company based in Park City, Utah, manages the mountain operations of Ragged Mountain for an independent third-party owner. Separately, PGRI’s owned portfolio includes Jay Peak in the Green Mountains of Vermont, Wintergreen Resort in the Blue Ridge Mountains of Virginia, Mt. Washington Alpine Resort in the Beaufort Mountain Range on Vancouver Island, British Columbia, and Wisp Resort in the Appalachian Mountains of western Maryland. In addition, PGRI leases the land on which to operate Powderhorn Mountain Resort on the Grand Mesa of western Colorado. Combined the company operates over 4,000 acres of ski terrain serving about 1 million skier visits per year, 99 holes of golf, over 40 food & beverage outlets, over 4,000 pillows, plus tennis, pickleball, pools, a water park, athletic fields, a whitewater rafting course, numerous retail operations, spas, and a variety of other amenities.

The approximately 1,900-acre fee-simple offering at Ragged Mountain includes two major components – Ragged Mountain Resort and the surrounding 443 acres of development land with entitlements for 870 Equivalent Residential Units (ERUs). The land and assets offered are owned by two separate entities with different, yet affiliated ownership. They will be available both independently and simultaneously in this offering. RM Devco owns the prime base area development land (245 ERUs) including two hotel pads at the base parking area, while SRK LLC owns all the remaining developable land (625 ERUs) and ski operations land, buildings, & equipment.

Ski Resort

  • The ski operations at Ragged Mountain Resort feature 57 trails across 250 acres, including groomed trails with 85% coverage by snowmaking.
  • The base area includes several buildings: the four-story, 19,000 square foot “Meeting House,” the three-story, 35,000 square foot “Elmwood Lodge,” and the 1,000 square foot Ticketing Office.

Development Land

  • The development land around the resort is prime for residential and commercial development, with 870 entitled ERUs for multifamily, single family or resort lodging. Select parcels are ready for near-term development with existing units already built and sold.
  • Significant infrastructure is in place including retention ponds, wells, water lines, electric lines, septic systems and graded roads.
  • In addition to the existing operations, there is potential to acquire the adjacent 604 acres of skiable land known as “Pinnacle Peak” to expand the resort footprint.
